The client owns a single large industrial unit which covers 2 plots totalling 100,000 sq foot of land in Jafz north. The footprint of the building has a coverage ratio of about 75% making the it 75,000. One half (plot 38) of the building has a 5,000 sq ft office mezzanine and a further 20,000 sq foot of storage making the built up area approximately 100,000 sq ft and an FAR of 1:1.
The building has dock levellers, and full roller shutter access delivery doors to one side along with appropriate goods lifts up the mezzanine storage level.
The land lease is signed at AED 35 psf and is a 10 year term with 7 ½ years remaining
